Earlier this Spring, the Dow Smith team completed the 12,000-square-foot ground-up building known as Smyrna Commons. Located on Nissan Boulevard across from the Nissan North America plant, this is a very attractive piece of property.
The site includes 1.65 acres with 90 parking spaces. The building consists of concrete foundations, traditional structural steel frame, Thermoplastic polyolefin (TPO) single-ply roofing membrane, brick, and aluminum storefront system. The anchor tenant of this space, Smile Doctors, occupies 6,000 square feet while other retail tenants occupy the remaining space.

The Dow Smith Team was excited to work with the owner, Dr. Anthony Togrye, to not only construct the shell and core of the building, but to accommodate the build-out needs of Smile Doctors. Interior work included a large reception area, treatment rooms, exam rooms, x-ray room, equipment rooms, kitchenette/break room, restrooms, IT room, storage, compressor room and a janitor/electrical room.
This project presented unique challenges that the Dow Smith team had to overcome. For example, this project involved two users: Dr. Togrye, the owner, and Smile Doctors, the tenant. In order for this project to be delivered on time and be successful, there had to be a lot of coordination between all parties involved in the process. Additionally, getting national corporate branding requirements incorporated into a local context and into a building that was already designed and well into construction is always a hefty challenge.
“We were on a really tight timeline. Smile Doctors is growing so quickly that we had to adjust plans as we were building to adapt to prototypes. Corporate branding adjustments were made midway, so the physical function of the space was in flux. Despite all of that, we got them in on time.”
Dr. Togrye and Joey worked well together from the very beginning of the project. When asked about his experience with the Dow Smith Team, Dr. Togrye could not help but underscore Joey’s best qualities. “This was the best building experience I have had. Joey Rhyne made the biggest difference for me; he always did exactly what he said he would do. There are always going to be issues in a construction project, but Joey was always quick to jump on those issues and resolve them. I will definitely be using Dow Smith Company again for my next project.”
Founded in 2015, Smile Doctors is an orthodontics practice that is growing exponentially with 15 locations in Tennessee, along with several locations in other states. They excel in braces care for all ages, as well as Invisalign treatment for those who do not want braces. Smile Doctors has fully embraced their stated mission to cultivate lasting relationships with their patients while giving them the smile they have always wanted.
